CONQUAS 21 BCA SINGAPORE (1998) - 2017 - 2022

 Seeing a photo of an ID friend carrying out an inspection brought back memories of my own experience with CONQUAS 21 from BCA Singapore, a course I attended back in 2001 while serving in Sunway, where I was assigned to projects ranging from apartments and hotels to condominiums and much more. The last time I applied it was in 2019, just before the MCO, when a client requested it. I adjusted my scoring moderately, taking into account Malaysian conditions.


On that occasion, I was joined by two QLASSIC inspectors sent to observe. When they heard me mention CONQUAS 21, their reaction was, “Wow, this guy is a veteran.” One of them asked, “So, how many stars?” I replied, "in Singapore’s 5-Star standard, even hairline cracks, slight paint peeling, uneven coating, or small beam bulges can cause significant point deductions. If such defects are found repeatedly across multiple inspection points, they may be treated as ‘major’ and could result in failing that section. (With the stricter requirements in the 9th Edition (2017) and the 2022 version, achieving top scores has become noticeably tougher) Suddenly, both inspectors went silent.

Beyond the Hype: Why VR, AR, and MR Still Struggle in Architecture and Construction : Nik Zafri



I wrote the following article back in May 2023, during the peak surge in interest surrounding VR, MR, and AR technologies particularly within the realm of modern architecture:

AI and the Future of Architectural AR/VR/MR

Toward the end of 2023, I had a Zoom discussion with a CEO from a neighboring country, who echoed my concerns: the hardware, software, and headsets required for these technologies remain prohibitively expensive. Moreover, most banking and financial institutions were unwilling to finance such initiatives except in the gaming sector, where VR headsets continue to gain traction. Unfortunately, VR adoption in the Malaysian architectural scene remains limited.

Closing out 2024, I delivered a short lecture right in the heart of Bukit Bintang (at Berjaya Times Square), where I addressed eye impairment in the construction industry. During the talk, I highlighted the long-term visual effects of prolonged use of VR headsets and simulation technologies an issue that has largely gone unnoticed in mainstream discussions.

I've been waiting for years to see meaningful discussions or research on the disadvantages of using VR/AR/MR headsets especially in architecture and construction but so far, not a single speaker, manufacturer, or supplier has seriously addressed this issue.

With ARCHIDEX 2025 just around the corner, I genuinely hope this topic will finally be brought into the spotlight. As someone who has studied and spoken about the long-term impacts including visual fatigue, ergonomic risks, and accessibility limitations especially in the gaming industry. I believe it’s time we stop romanticizing immersive tech and start having a more balanced, research-driven dialogue.

I’ll be attending sessions at both KL Convention Centre and MITEC, and I plan to raise some pointed questions to the exhibitors and speakers. Let’s see if anyone is ready to talk about what’s being overlooked.

Virtual Reality (VR), Augmented Reality (AR), and Mixed Reality (MR) have been transformative in architecture, but they are not without challenges. Here's my take on problems and limitations associated with their use in the architecture, engineering, and construction (AEC) industry. 


1. HIGH LEARNING CURVE

  • Problem - Many architects and stakeholders are not trained in immersive tech.
  • Effect -  Requires time and resources to upskill teams, especially for older professionals.

Example -  A seasoned architect might struggle with VR navigation or interpreting AR overlays.


2. COST OF EQUIPMENT AND DEVELOPMENT

  • Problem - High initial costs for headsets, software licenses, and custom content,
  • Effect -  Small firms may be unable to afford investment in quality VR/AR/MR systems.

Example - Microsoft HoloLens or high-end VR setups like HTC Vive Pro can be prohibitively expensive.


3. HARDWARE LIMITATIONS

  • Problem - Many devices still suffer from limited field of view, motion sickness, and poor resolution.
  • Effect - Impairs user experience, especially in long design sessions or presentations.

Example -  Long VR walkthroughs may cause nausea or eye fatigue, especially for clients.


4. COMPATIBILITY

  • Problem - Inconsistent compatibility between AR/VR/MR platforms and BIM/CAD tools.
  • Effect - Workflow disruption and data conversion issues.

Example -  A Revit model might not easily export into Unity or Unreal Engine for immersive viewing.


5. NETWORK STABILITY

  • Problem - Cloud-based AR/VR platforms require high bandwidth and low latency.
  • Effect -  Difficulties arise on-site or in remote areas with weak internet.

Example: An MR overlay of MEP systems on-site may lag or misalign due to poor signal.


6. FRAGMENTED ECOSYSTEM

  • Problem - Many vendors, platforms, and standards lead to confusion and lack of industry standardization.
  • Effect - Complicated selection process and poor long-term ROI.

Example: Choosing between Autodesk XR, Enscape VR, Twinmotion, or Unity-based tools can overwhelm teams.


7. LIMITED STAKEHOLDER ENGAGEMENT

  • Problem - Not all clients or decision-makers are comfortable or impressed by immersive tech.
  • Effect - Underutilized tools in client presentations or public engagement.

Example: A senior developer may prefer 2D plans and physical models over VR.


8. GREY AREAS - LEGAL AND REGULATORY

  • Problem - up till now - there is a dire lack of legal frameworks around VR/AR-based design approvals.
  • Effect: Approvals still rely on 2D plans and formal documentation.

Example: City councils may not accept MR walkthroughs as official submissions for planning approval.


9. ACCURACY

Problem - Real-world overlays often misalign due to calibration or sensor errors.

Effect - Risk of construction errors if used for site validation or inspection.

Example: An MR overlay of HVAC routing may not align perfectly with physical ducts, misleading contractors.


10. OVERRELIANCE ON VISUALIZATION

Problem -  Pretty visuals can overshadow practical concerns like structural integrity, sustainability, or cost.

Effect -  Decision-makers may approve unfeasible or inefficient designs.

Example:  A beautifully rendered VR house may ignore sun orientation or passive cooling strategies.


MITIGATION STRATEGIES

Invest in training and incremental adoption.

  • Use hybrid approaches, such as using VR for immersive design visualization and 2D drawings for regulatory approvals.
  • Choose cross-compatible platforms (e.g., Unity Reflect, Autodesk Construction Cloud) to ensure smoother integration with existing BIM workflows.
  • Run pilot projects to evaluate actual ROI before full-scale implementation.
  • Encourage banking and financial institutions to create dedicated initiatives and funding mechanisms to support immersive technology adoption, especially for architecture, engineering, and construction sectors.

AI vs. Human: Redefining Work, Not Replacing It - A Wake-Up Call for Every Generation - By Nik Zafri

 



With how fast AI and robotics are moving, it's no surprise that a lot of people are worried especially about the risk of losing their jobs someday. Well, I don’t blame them. I feel that the need to study the current situation is very important by looking at the right data.

The adoption of AI and robotics no doubt IS making many operations faster, cheaper, and more efficient but it is also reshaping (not just reducing) human employment, not eliminating it entirely. Let’s break it down, shall we?



WHERE HUMAN STILL FITS IN

Employment isn't disappearing, it's evolving


AUTOMOTIVE INDUSTRY EXAMPLES

Since 2017, Ford Motor Company has heavily automated its factories with robotic arms and AI, reducing 12% of line worker jobs. But Ford also hired 8% more engineers, software developers, and robot maintenance specialists.

While Tesla Motors Ltd uses 10,000+ robots at its Gigafactories, it still employs 127,000 humans globally (as of 2024), growing by 15% year-on-year because human design, supervision, creative problem-solving, and innovation can't be fully automated.

SKILLS OF THE FUTURE??



Old World = Humans = manual, repetitive, predictable jobs.

New World = Humans = creative, strategic, empathetic, supervisory, and technical roles.

Machines = repetitive, dangerous, analytical, precision roles.

AI and robotics will cause a reduction in traditional jobs. However, they will create new jobs requiring higher cognitive skills, technical expertise, and creativity. Employment doesn't vanish, it migrates.

AI/ROBOTICS MIGRATION TO HIGHER-SKILLED JOBS

When AI and robots take over basic or repetitive work, humans are pushed "up the value chain" into roles that need more thinking, judgment, and creativity.



Example: Amazon is automating warehouse picking, but it hires more robot maintenance staff, AI logistics optimizers, and human warehouse flow planners now.

IMPACT ON TRADITIONAL MANAGEMENT POSITION

AI and automation are also changing; not removing; traditional management jobs.




Administration, Finance, HR, Legal, even Management are not dying but evolving into strategy, design, interpretation, and leadership based on insights provided by AI.

Humans are still needed at "the judgment level" and to navigate emotions, uncertainty, and innovation, where machines are still weak..

OTHER SECTORS






Architecture is becoming one of the most exciting "human-tech fusion" fields. The combination of VR (Virtual Reality), AR (Augmented Reality), MR (Mixed Reality), and AI (Artificial Intelligence) is revolutionizing design, collaboration, and client experience.


REAL-WORLD CASES

 1. AI-Generated Designs + VR Review

Tools like Spacemaker (now Autodesk Forma) use AI to create multiple design options (sunlight, wind, density).

Designers then use VR to walk through those spaces before a single brick is laid.

2. AR Site Integration

Imagine holding an iPad on-site and seeing the future building overlaid on the empty land.

AI integrates building data with real-time environment, helping contractors plan sequences, identify clashes.

3. MR for Client Collaboration

Client wears a headset (like Microsoft HoloLens), walks through a partially constructed home.

Interact with the design - change kitchen layout, try wall textures.

AI adapts the design instantly based on choices, and updates BIM (Building Information Modeling) in the background.

SO WHAT?

Architects will need to be:
  • Fluent in tools like Twinmotion, Enscape, Unreal Engine, Unity (for VR/AR)
  • Able to guide AI-assisted design tools
  • Great storytellers, turning data and 3D models into client-friendly experiences.

THE FUTURE (5-10 YEARS?)

Clients won’t review 2D plans anymore, they’ll expect immersive, interactive design presentations.

AI will co-design with you, and immersive tech will be the bridge between your vision and the client’s understanding.

Construction coordination (with engineers, MEP, contractors) will happen in shared MR environments, not long WhatsApp threads.
 

PROBLEM 1 –  EDUCATION

The education system and government policies maybe outdated compared to technology growth.

Universities and colleges are still teaching for the Industrial Age, but we are living in the AI Age.
  • Graduates are learning theories, but companies now want:
  • Technical agility (basic coding, data handling)
  • Digital literacy (use AI tools, not build them necessarily)
  • Adaptability and self-learning skills.

Result:
  • Many graduates can't get jobs.
  • Many available jobs require skills they weren’t taught.
Overall human employment will be lower in many traditional fields because AI and robotics automate faster than humans can retrain.


HOW TO FIX THIS?


Learn practical digital skills NOW 
  • Self-learning using free/cheap online platforms  - (eg. Coursera , EdX , LinkedIn for Learning , even YouTube )
  • Basic AI use (not building, but operating tools)
  • Data basics (Excel, Python , Power BI )
  • Communication, emotional intelligence.
Develop a side skill or freelance capability

Graphic design, coding, digital marketing, copywriting - platforms like Fiverr, Upwork are growing

Don't rely too much on your qualifications but rather build a portfolio - show proof of what you can do, not just what you studied.


PROBLEM 2 - SEASONED PROFESSIONALS (FROM MID AGE AND ABOVE)


TO BE FAIR - WAKE UP PEOPLE

  • Those who don't adapt will fall behind faster than at any time in modern history.

  • Waiting for "the system" to fix itself is risky.

  • Individuals, families, communities must push for re-skilling urgently otherwise, inequality will explode.

MEDAN PASAR IS UNDERGOING RESTORATION - A thought by Nik Zafri



I’m delighted to see that Medan Pasar is undergoing restoration works. Kudos to Dewan Bandaraya Kuala Lumpur, International Council on Monuments and Sites (ICOMOS) Malaysia, Juteras Vision Sdn Bhd, and all parties involved, not just for Medan Pasar but also for their efforts in preserving other historical sites across Kuala Lumpur. These initiatives are part of the KL Heritage Agenda and align with KLCP 2020/KLDSP2040.

Here’s my perspective on how restoration works are typically carried out on heritage buildings. While the processes may vary, this is a general overview for public awareness.

ARCHIDEX 2024 - A GREAT WORLD CLASS EVENT

Archidex 2024 was really great. Both me and the Managing Principal of NOMA SWO CONSULT, Ybhg Madam Hajjah Tetty Henney had a great time. The exhibitors products, booth and mockups are fantastic. Unfortunately couldn't make it to all exhibition halls (700 exhibitors from 15 countries/regions) Many of them are award-winning exhibitors/products/companies.

I can only name few of the that caught our attention :
